Pre-Purchase Inspection for Buyers

The professional home inspector will visually examine as many as 1,600 items inside and outside the home. We will examine readily accessible systems and components of a home utilizing industry Standards of Practices. We inspect single family homes, condominiums/townhouses, multi-family units and light commercial buildings. The client is always encouraged to attend the entire inspection and feel free to ask questions. Areas to be inspected include:

Upon completion of the inspection, a computerized inspection report with digital pictures is printed on site and presented in a Pillar To Post Inspection Report Binder. This binder also includes a seasonal maintenance checklist and a home filing system for important papers/receipts.

Wood Destroying Organisms Inspection

A visual inspection of accessible areas for active infestation or evidence of past infestation by wood destroying organisms to include dampwood termites, subterranean termites, moisture ants, carpenter ants, Lyctid and anobid beetles and wood decay/rot by a state of Washington licensed pest inspector. An NCPM-33 inspection report is issued with the findings of the report.

Re-Inspection

A visual examination of areas to be determined by the buyer designed to evaluate whether work requested in a contract addendum has been completed in a satisfactory manner. A copy of the contract addendum and the client or the client real estate agent must be present during the re-inspection. A report of findings will be issued at the conclusion of the re-inspection.
